I have a summerhouse that often is left unoccupied. Can I let it? We are looking for new items to convey each autumn in order to offer our clients a wide range. We take new items from August 1 to April 1, but as most bookings made during January and February, you should contact us in the autumn.
What are the requirements for the house / cottage to be rented? The house / cottage may not be offered for sale during the year of the contract with us. The house doesn´t have to be brand new but should be restored. The requirements of our customers are as follows.
• Beds and bedding in very good condition, and of good quality.
• Kitchen and bathrooms need to be very fresh. Outhouse, mulch or freezing toilet is not allowed.
• The cottage must be very fresh, both in construction and furnishings.
• Furniture must be clean and tidy.
• No broken and chipped china and glassware.
• The facade of the building / house must be well maintained.
• The property should be neat.
When should I rent? The summer season includes June-August and the weeks of July is of course most in demand. All we ask is that you rent out at least three weeks with two of them during 27-31.
Weekly Rental The cabin will be equipped for self catering and bed sites of good quality. Guests will bring their own bed linen and towels and cleans the cottage before departure. Changeover day is Sunday. Check in at 3pm Sunday afternoon and check out at 11am Sunday morning.
Daily Rental The request for rental just a few days during the low season is increasing. Daily price is 20% of weekly price and of course you have the opportunity to set minimum booking, this means that you're willing to let the days but not less than two or three days.
What is crucial for the rental price and rental rates? Your rent is based on rental properties with similar quality and location. This is regarding the house / cabins size, number of beds, equipment, question about WC and shower fittings, etc. standard, convenient to shops, swimming, the area's tourist amenities, etc. Proposal for a rental price for the different seasons are given in the survey. Then it's up to you as a homeowner to accept or change the price. However, one should consider that if the house becomes too expensive relative to other homes in the same location, size and number of beds, etc., could be less booked. What does it cost to let Bastad Tourist convey my house/cottage? We place a premium on the rent which we agree with you at the survey opportunity. We are also subject to VAT at 25% of the premium section. How much tax do you pay on rental income? Revenues are seen as income of property. Deduction-potential is still advantageous and you must describe your rental income in your tax return.

Marketing
• The channel we work mostly with is the Internet where our customers can find all the information they need about the houses. Our online booking is open around the clock on the Internet during evenings and weekends.
• Your house is exposed to the entire three large and well-visited websites bastad.com, skanenordvast.com and skane.com.
• We print up a simple brochure over the houses, which we sends out to all interested.
• Also targeted advertising to the people who rented from us before goes out in December.
• Advertising in printed media is in the pocket guide and Skåne North West brochure.
Insurance Irreplaceable objects will obviously not be in the rental cottage. Owner's insurance must cover any damages that may result in fire or water damage. Damage caused by guests, who are not covered by this insurance, the guest will pay compensation to the owner directly - it is clearly stated in the "General conditions" in our catalogue and in the information which the guest receives at time of booking. Landlord is responsible for each hiring opportunity that no damage occurred and that the approved cleaning is done. Can I get help with key delivery?
